Over the past decades, multi‐unit housing developments have been vastly expanded across urban areas due to the population growth. To properly supply water to this growing sector, it is essential to understand the determinants of its water use. However, this task has largely remained unexplored through the empirical study of water demand mainly due to the scarcity of data in this sector. This study integrated apartment water consumption, property characteristics, weather, water pricing, and census microdata to overcome this issue. Using a rich source of GIS‐based urban databases in Auckland, New Zealand, the study developed a large dataset containing the information of 18,000 low‐rise apartments to evaluate the determinants of water use both in the household scale and aggregated scale. The household‐scale demand analysis helped to assess the heterogeneity in responses to the demand drivers specifically water price across different consumer groups, whereas the aggregated analysis revealed the determinants behind the spatial variation in water demand at the census area unit level. Through applying panel data models, the study revealed the household size as the most important determinant of apartment water use in Auckland, where other socioeconomic factors, building features, and water pricing were not significant determinants. This knowledge of determinants of water demand can help water planners to better manage water demand in the compact urban environments.  相似文献

ABSTRACT: Increasingly, residential development in urbanizing areas is accomplished by large housing projects, composed of clusters of townhouses or garden partments. It is hypothesized that the runoff from such developments should carry more pollution than that from the same number of housing units on separate plots, because the runoff is conveyed directly to drainage channels rather than being drained across lawns and gardens, which may absorb part of the pollutants. In order to evaluate this effect, storm event data were obtained from a planned unit development near Hightstown, N. J., using samples taken every 10 minutes throughout the storm at two different storm sewers. Results show heavy metals pollution about what had been anticipated, in accordance with the hypothesis given above, and BOD ammonia and phosphates higher than predicted. The results are significant for areawide water quality planning in metropolitan areas, where projections of future pollution loadings depends upon the land use.  相似文献

The resources sector in Australia makes a major contribution to the national economy, and underpins employment and population in the mining and mineral processing towns. For those towns, rapid growth in employment can generate particular pressures in local housing markets because of the relatively large size of the industry and the small housing stocks involved. Through a case study of Gladstone, the study provides a dynamic five-step population and housing model, to estimate short to medium term mining impacts of major resource developments. The model includes both the direct and indirect labour force generated by new resource sector developments and their flow-on effects on population increases. Sensitivity testing has allowed for different levels of resource development, employment multipliers and labour inflows. Three different approaches have then been applied to predict the housing price impacts of the expected population growth.  相似文献

In many countries, moves towards sustainable development have been driven by a range of international agreements and by EU directives. This paper assesses the impact of international policy in this area on Irish housing policy and practice. To a large extent, Irish housing development has consisted of suburban sprawl on greenfield sites, low-density housing and one-off housing in rural areas. There is strong dependence on the car and very limited public transport. These unsustainable housing trends was exacerbated in recent years when the demand for housing increased significantly. The main response to this demand has been a substantial rise in the construction of housing. The paper examines the conceptualization and operationalization of sustainable housing in Irish policy and reveals that international developments have had some impact on policy but a very limited effect in practice.  相似文献

In this article, we compute a variety of measures of urban form (or sprawl) for neighbourhoods of varying age in five study areas in the US to illustrate urban development patterns. Our analysis suggests that some characteristics of development patterns differ significantly within and across study areas and over time; this raises doubt about the utility of sprawl indexes for entire metropolitan areas. The findings suggest, for advocates of 'smart growth', that the good news is that single family lot sizes are falling, density is getting higher and neighbourhoods are becoming more internally accessible. For the same advocates, the bad news, however, is more extensive: houses are becoming larger, neighbourhoods are becoming more isolated, land uses remain separated and pedestrian accessibility to commercial uses is falling. If these trends continue, it is likely that housing will remain unaffordable, traffic congestion will only get worse and developments will be unsustainable.  相似文献

Ammonia (NH3) from confined animal feeding operations is emitted from several sources including lagoons, field applications, and houses. This paper presents studies that were conducted to evaluate NH3 emissions from swine finisher and sow animal houses in the southeastern USA. Management and climate variables including animal weight, feed consumption, housing gutter water temperature, total time fans operated per day, house air temperature, house ambient NH3 concentration, and animal numbers were measured to determine their individual and combined effect on NH3 emissions. Ammonia emissions varied on daily and seasonal bases with higher emissions during warmer periods. For finishers, the summertime housing emissions on a per-animal basis were 2.4 times higher than wintertime (7.0 vs. 3.3 g NH3 animal(-1) d(-1)) or 3.2 times higher when compared on an animal unit (AU) basis (1 AU = 500 kg) because of climate and animal size differences between measurement periods. For summertime, the emission factor for the finishing pigs was 7.8 times higher than for sows on an animal basis and 25.6 times higher on an AU basis. Simple models were developed for housing emissions based on (i) all measured factors that were independent of each other and (ii) on three commonly measured management factors. The two models explained 97 and 64%, respectively, of variations in emissions. Ammonia emissions were found to be somewhat less than other studies on the same type housing due to more representative housing concentration measurements and calibration of exhaust fans; thus, emission factors for these type houses will be less than previously thought.  相似文献

In this study, five different sets of single-family house façades from private suburban cooperative housing developments in Ankara, Turkey, were analyzed; with each set comprising one example each of minimum, intermediate and maximum complexity. Although the houses in each set had the same appearance when they were first built, their façades have since been altered by their owners. The main hypothesis of the study was that preference rates would be high for intermediately altered houses by showing the existence of a U-shaped relationship. On the other hand, it was hypothesized that perceived complexity and perceived impressiveness would have a linear relationship, with perceived complexity increasing and perceived impressiveness decreasing as the complexity level changed. In terms of these two basic hypotheses, it was also assumed that there would be a difference in the ratings of particular respondent groups with different backgrounds. Thus, a questionnaire was given to 100 undergraduate students of the Architecture and Engineering Departments of Gazi University, Ankara (41 from architecture and 59 from engineering). These students were asked to rate a total of 15 photographs from five housing sites with the help of five-point semantic differential scales under three headings; namely: Preference: beautiful – ugly, warm – cold, pleasant – unpleasant; Complexity: unimposing – imposing, simple – complex; and Impressiveness: impressive – unimpressive. The results proved the existence of a U-shaped relationship between complexity and preference criteria. That is, façades representing an intermediate level of complexity were favored over less and more complex ones. The façades that seemed the most impressive were the most complex ones, but these, however, were not the most preferred. Amongst these results, it was also noted that the architecture students replied in a more critical way than the engineering students as they criticized what they saw as negative design decisions.  相似文献

Smart growth and sustainability planning have, in recent years, become central issues in planning discourse. Scholars have argued that planning capacity at the local government level is critical for smart growth planning, and that planners have a fundamental role to play in advancing local and regional sustainability. In this paper, we investigate the extent to which local planning capacity enables communities to promote more sustainable, smart growth residential development. Based on a 2013 survey of 38 county and 53 municipal governments in the state of Wisconsin, USA, this study finds that the majority of the sample communities have permitted residential developments characterized as transit-oriented, New Urbanist, mixed use, infill developments, or conservation subdivisions as alternatives to low-density, automobile-dependent conventional developments. The study also finds that jurisdictions with higher planning capacities are more likely to overcome significant barriers to more sustainable residential development.  相似文献

Social housing in the UK is currently required to meet higher levels of sustainability than new private housing, but since social tenants have little choice about their housing, this poses important issues about the possible coerced consumption of sustainable housing. The article examines residents' responses to two social housing developments in Kent in which the housing association concerned took advantage of government subsidies to incorporate sustainability features. The similarities and differences between residents' responses in the two estates are outlined, and are attributed to the types of tenants involved and to the particular technical and administrative features of the innovative features. It is concluded that, given the potential coercive character of the consumption of sustainability features, housing associations need to adopt a sensitive and realistic approach to such innovations and their possible benefits.  相似文献

This inquiry summarizes global water resources and patterns of use, applies indicators of water sustainability in order to identify areas of water stress, and examines prospects for water sustainability in the list century. A long-range conventional development scenario is introduced based on a vision of the future in which the values, consumption patterns and dynamics of the Western industrial society will be progressively played out on a global scale. The scenario is driven by commonly cited projections of population and economic growth, assumes no major changes in water policy and, following historic trends, incorporates progressive improvements in the efficiency of water use. The scenario helps clarify the constraints of a conventional picture of water development, and provides a useful point of departure for examining alternative long-range scenarios and their implications for water and development policy. In the conventional development scenario, there is growing pressure on water resources, particularly in developing regions. Strategies for beginning a transition to a sustainable water development path are summarized .  相似文献

Energy demand, including demand for petroleum, is expected to increase at a faster rate in the rapidly-developing nations of East and Southeast Asia than elsewhere in the world through the turn of the century. In the aggregate, the countries of this region are heavily dependent on imported oil, coal and natural gas. Rapid industrialization, electrification and increased consumer demand for energy-consuming durable goods and housing underlie the expected strong growth in energy consumption. Substantial scope for greater economy in energy-use exists in the industrial and transport sectors but effects in these areas will require effective management and institutional support in addition to getting prices right. In the context of balance of payments and external debt considerations, and the continued growth of energy consumption in East and Southeast Asia, improving energy conservation will be of great importance in lessening the likelihood that future economic development will be constrained by energy problems.  相似文献

The most significant determinants for increases in water demand are population growth, climate change, and the type of urban development that occurs. This study analyzes the spatial patterns of single family residential (SFR) water consumption in Hillsboro, Oregon, at the census block scale. The following research questions are addressed: (1) What are the significant determinants of SFR water consumption in Hillsboro, Oregon? (2) Is SFR water demand sensitive to drought conditions and interannual climate variation? (3) To what magnitude do particular census blocks react to drought conditions and interannual climate variation? Using ordinary least squares multiple regression and spatial regression methods, we found that base use, representing indoor water use, is dependent on household size and that seasonal use, representing external water use is dependent on both education level and the size of the property’s outdoor space. Spatial analysis techniques determined that although the water demand of the study area as a whole is not sensitive to drought conditions, certain individual census blocks do respond with a higher magnitude of water use. The most climate-sensitive census blocks tend to contain newer and larger homes, and have higher property values and more affluent and well-educated residents.  相似文献

Examining the production and consumption for copper between 1985 and 2003, we see two dramatic changes. The first is the rapid growth of consumption in China and other Asian countries, the second the rapid growth of production in Chile. This paper examines these two important developments, which nicely accommodated each other, allowing the global copper market to remain more or less in balance over this period. A better understanding of the forces responsible for both, it is hoped, will allow us to understand better whether they are likely to continue in the future in a manner that provides a rough balance between global consumption and the available production.  相似文献

A dynamic water balance model is created to examine the effects of different water conservation policies and recycled water use on water demand and supply in a region faced with water shortages and significant population growth, the Las Vegas Valley (LVV). The model, developed using system dynamics approach, includes an unusual component of the water system, return flow credits, where credits are accrued for returning treated wastewater to the water supply source. In LVV, Lake Mead serves as, both the drinking water source and the receiving body for treated wastewater. LVV has a consumptive use allocation from Lake Mead but return flow credits allow the water agency to pull out additional water equal to the amount returned as treated wastewater. This backdrop results in a scenario in which conservation may cause a decline in the available water supply. Current water use in LVV is 945 lpcd (250 gpcd), which the water agency aims to reduce to 752 lpcd (199 gpcd) by 2035, mainly through water conservation. Different conservation policies focused on indoor and outdoor water use, along with different population growth scenarios, are modeled for their effects on the water demand and supply. Major contribution of this study is in highlighting the importance of outdoor water conservation and the effectiveness of reducing population growth rate in addressing the future water shortages. The water agency target to decrease consumption, if met completely through outdoor conservation, coupled with lower population growth rate, can potentially satisfy the Valley’s water demands through 2035.  相似文献

The data sources that we had available to us were not ideal. In particular, we were unable to obtain water use data that coincided in time with our health survey data. Also, we did not have enough surveys in buildings with high water or gas use and had to pool those buildings with other buildings for analysis. Nevertheless, we found several associations between our measures of energy use and resident reports of health symptoms. The associations that we found were generally in the direction that energy and water savings were associated with fewer symptoms and fewer environmental problems. There is a need for studies that obtain better input data but that generally follow the approach we developed.  相似文献

This article deals with Flanders’ urbanity. At the moment Flanders, a part of Belgium, is responsible for its own town and country planning. Nevertheless, today's picture of urbanity is, for the greatest part, the result of Belgian policy. The results are nothing to be proud of. In fact Flanders has no urbanity anymore, nor a real rurality. Everywhere in the countryside there are houses and other constructions; on the other hand and consequently the centres of cities and villages are in decay. The following text tries to draw, very briefly, the problems and the development of the problems in urban and rural Flanders. The roots have to be searched in the 19th century, especially in the constitution of Belgium, which is one of the most liberal on earth. The first part of the article is dealing with the history of urbanisation, whilst the second part deals with some recent evolutions in housing and housing policy, in employment and employment policy, in transport and transport policy. Finally, the third part is concerned with the town and country planning which has to structure the developments in spatial use for housing, industrial building and so on, but which has failed.  相似文献

During the past decade there has been considerable change in the world lithium industry. This paper discusses this change and reflects on likely future developments. Lithium carbonate producers, based in Northern Chile, now play a dominant role in world production. One focus of the discussion is on the current structure of the industry, particularly at the level of the early stages of production. After considering potential growth in lithium consumption in the foreseeable future, the latter part of the paper considers relevant public policy issues concerning the future regulation of the Chilean industry.  相似文献

Nowadays, it is very important that water and energy resources are used appropriately as this is a challenge to promote sustainable development. In some sectors, such as water and sewerage utilities, energy consumption depends on water consumption. The main objective of this work is to estimate the potential for electricity savings in a water and sewerage utility by reducing potable water consumption in the residential, commercial and public sectors in the city of Florianópolis, southern Brazil. These three sectors account for 98.9% of the total water consumption in the city. By using data related to energy consumption and costs that apply to the local water utility for water and sewage treatment, and also the potential for potable water savings over the three sectors, it is possible to estimate the potential for energy savings by reducing potable water consumption and sewage treatment. Potable water savings were estimated by using data available in the literature about water end-uses for different types of buildings located in Florianópolis. Three options were considered: installing dual-flush toilets, reusing greywater and using rainwater. The average potential for potable water savings were 30.0%, 53.4% and 60.3%, respectively, for the residential, commercial and public sectors. Thus, the average potable water savings amount to about 10,153,835 m3/year, and the electricity savings amount to 4.4 GW h/year, which would be enough to supply 1217 houses or flats in Florianópolis, with an average energy consumption of 300 kW h/month.  相似文献
