摘    要:构建了基于土地市场土地交易情况、土地金融情况、土地市场竞争情况和政府宏观调控的土地市场发育成熟度评价指标体系,并以2003-2007年31个省(市)的统计数据为基础,采用主成分分析法测算了我国东、中、西部三大区域土地市场的发育成熟度。研究结果表明,与经济发展相对应,我国土地市场发育程度也存在显著的区域梯度差异,东部土地市场发育成熟度远远高于中部和西部;三大地域内部省(市)之间土地市场发育程度也存在差异,西部地区尤为明显。

Evalualion on Development Stage of Land Market in China Based on Prindpal Component Analysis

Abstract:Land market at different stage could exert varied impacts on local resource allocation and sector structure accordingly. In order to achieve sustainable economic development it was essential to judge the stage of local land market before taking necessary measures. In this paper, an indicator system consisting of land transaction information, land finance information, competition and macro control of governments was established for the evaluation on the development stage of land market. The method of principal component analysis (PCA) was used with statistical data of 31 provinces or cities during 2003 to 2007 and the stage of land nmrket in the Eastern, Central and Western Region analyzed respectively. Results showed that gradient disparity of land market stage existed among the three regions, just as that of economy status. The development of land market in the Western Region lagged far behind those in the Central Region and Eastern Region,but with a faster pace.Internal discrepancies among the provinces and cities also existed in the three regions, especially in the Western Region.
